Property tax

No income tax does not mean a cheap house bill

Texas funds schools and cities through property tax. In Bryan–College Station the total depends on Brazos Central Appraisal District value plus the mix of city, county, and school district. Homestead and over-65 exemptions change the effective rate. Confirm every figure on your tax statement and CAD account — this is planning language, not an appraisal.

Look up your account

Brazos CAD publishes assessed value, exemptions, and the entities that tax the property. Start there before you argue with a statewide ‘Texas is 2%’ headline. College Station ISD and Bryan ISD are different stacks.

Brazos CAD

Homestead first

A residential homestead exemption on your primary home cuts school-district taxable value. File with Brazos CAD after you own and occupy. Over-65 and disability exemptions stack on top. Renters do not get this on the house they do not own.

Income tax vs property tax

The statewide framework still holds: a high earner in a modest house usually wins Texas vs a high-income-tax state; a large house on a modest income can lose. Run that math with your Brazos assessed value, not a California Prop 13 freeze.
